Q: Buyers who won't stay within their pre-approved range???

A: For some reason, buyers don't always understand what their pre-approved limit is. As a lender, I'm always baffled and surprised when 10 mins after leaving my office, wherein I conducted a thorough interview to determine the best payment and loan product, they call me to find out if they can get a more expensive house! Go figure!

Why do agents misrepresent listings?
Q: Why do so many agents misrepresent their listings on the MLS?

A: It is frustrating to see a property that you think might be what you are looking for, and then, on closer inspection find that it is not what you thought. I think there may be a misunderstanding of terms used, or perhaps I should say a different use of terms.

Should I require buyers to register for full website access?
Q: I need some advice/observations. My website gets A LOT of hits. I do not require people to give me their personal information to view info on my site.

A: FULL ACCESS ABSOLUTELY! Buyers can get this info anywhere so it should absolutely be at your site! Getting a lot of hits is GREAT!! If you are not getting better responses and lead generation, than you are right, your website needs to be addressed.

What should I do if buyer breaks representation agreement?
Would appreciate if someone could provide me with information in regards to a certain challenge I am currently dealing with. I have a buyer who I just recently started showing houses. He like most of my clients agreed to sign a "Buyer Representation Agreement". Anyhow, I submitted a couple of offers on his behalf though none of the offers were accepted. There is one particular property that he was interested which I had no knowledge. He decided to contact the listing agent of this property and he is now in escrow.
