1. The little things that lead to big success in prospecting Expireds and FSBOs

  • Let phone ring only 3 times and hang up
  • Time block your calls and keep them like they are a listing or buyer appointment
  • Call 3 times a day over 3 days (3 times a day over 5 days for markets with smaller numbers of expireds) and move on
  • Have your mailing campaign being sent out at least 13 weeks after you finish your initial set of contacts with Expireds
  • Have your mailing campaign and phone contact campaign go 60 days after you first discover the home is for sale.
  • Call at the right time of the day 8:00 a.m. to 9:30 p.m., 12:00 p.m.  to 1:00 p.m., 4:30 p.m. to 7:00 p.m. (have at least one night per week when you call from 7:00 p.m. to 9:00 p.m. to catch the hard-to-catch people).
  • Empathize with Expireds
  • Befriend and add value to FSBO's
  • Always ask the seller if they are working with someone on the buying end (especially if you don't get in the door)

  • Force multiplier effect and it's benefit on conversion

  • Website with Over-web and Lead Capture
  • Auto-dialer
