I talked with Travis for like an hour last night. He said they found a home that they really like for 625K- Which is way more than they wanted to spend…Anyways it is listed by Barbara Berry Century 21- and he was under the impression that she was the owner as well. The home is on Hunt Court I think in Modesito Ranch- Anyways he said that he spoke with Jordan about it..I told him that if that is what he wanted he should defiantly continue to involve Jordan and have Jordan represent him…She is considering doing a lease to buy option-

 

The opportunity that Jordan has here is that the home is more than they want to spend and more than that it is 3 bedrooms! He is thinking that he can make one of the garages a room too? What he is up against is that the home is on a street where all there friends live….So that’s the word. I am going to try to hit them with the payment figures to get them off this whole trip- what do you think?

Yes! And I am not a happy about it! I got whip lashed- I am blessed that is all that happened- but then I got sick, my back, and my stupid woman issues- I’m over it! It’s almost funny how everything happens all at once! It’s all good- I am pretty durable.

Update: I was supposed to meet with Evan on Saturday evening- however on my way there I totaled my car : ( and so we are going to reschedule for this week. He did fax in all his doc’s and he is awaiting your call? Are you calling after 6pm? You will reach him at that time. Danyel,  Per our Advisory Title Officer (Please let me know if you need any more information).  Thanks Vicki.

 

We don't have restrictions as far as non U.S. Citizens acquiring title to property. If they are encumbering property the Lender may have certain stipulations and requirements. As for getting a document notarized, I spoke with a notary in our office and she said she requires a passport as proof of identity. Most if not all documents cannot be witnessed any longer, the individual must appear in front of the notary. If a loan is made to a non U.S. Citizen there would be no reason he or she could not keep the house unless the lender put some type of special clause in the loan that said it became immediately due if the non citizen passed away. Okay- now in order to notarize the document you would just need Identification and then as I understand it- you could use another country’s ID to prove they are who they are….or you could get two people to vouch for them?

 

Then what would happen when and if there was one person on the loan and the non-us citizen on title- and the first person died…could the non-us citizen keep the home?

Sorry for the delay in responding...I was on the road all day...answer to your question...No, you do not.  The only issue would be when it came time to notarize a signature, as long as you can obtain a notarized signature, you should be fine.
