David, do want to know how to get people to your website?

You can have the most amazing website, full of great content, but if your website is not generating leads, seriously what good is it?

The simplest analogy I can think of for most websites is this: “It is like having a car with no engine, looks great, but it gets you absolutely nowhere”. That is what 99% of real estate based websites are doing.

Fact: Over 80% of people looking to purchase a home go to the web first. I get between 2 and 10 people daily signing up on my websites.

Reason: Because I use the right keywords for how I want to be found and generate my content according to it.

About Me: I have been working on computers professionally as a consultant for 17 years. I have worked with Microsoft, Toshiba, some of our local hospitals, a few car dealerships, mortgage companies and small to medium size businesses. I am not exactly what you would call a website designer, though I have created my own websites and am relatively good at them. I can design them and it would be much more expensive than most people would likely charge you. I am not here to sell you a website.

How to guide:
First thing you need to know is your competition and the keywords you want to be found by. Realize that when I say competition is doesn’t mean another real estate company, it means your website ranking against other websites regardless of brand. You will also want to know what words people are typing to search out. An example would be are people typing in Temecula, CA real estate or Real Estate in Temecula. It makes a difference. You can go to keyworddiscovery.com to get an idea.

Keywords would be something to the effect of Temecula Real Estate. Note: you will have a ton of competition using the main city and it will take longer to get to the top. Temecula, being a city just north of San Diego. But let us say there are communities in Temecula that you want to specialize in. People do specific searches for those communities. Create a separate web-page (not site) for that community. Be sure to have great content that is search engine friendly about the community, name the page after the community, place your keywords are in the meta tags and description of the page. Use proper headings tags such as (H1 to H3). If you IDX supplier allows you to do a custom search and save it so you can display on your site, do one with a link to that page. (Almost all MLS data providers to websites allow this).

Next, you will need to generate a site map. Be sure to submit your site map to all the search engines. I will later write an article of all the search engines and how to guide. I do not recommend you paying an automated service, do it manually. It solidifies your website and I believe search engines know the difference and rank you according to it.

Next to help you get to the top faster and have the search engines visit your website more frequently, after submitting your site to all the search engines, I recommend you go to some forums and post anything, replies or questions while putting links back to your website and also start a blog campaign. Make sure that they follow links; this will help build validity and page rank which will in return get the search engines to help index your website faster with the new content and start putting you on the top of the search engines.

I highly recommend you deploy a plan on getting leads from your website. First to even get a lead you have to be found.
