We need to do research on the property, it depends on quite
a few factors. As you know commissions are negotiable. Quite a bit of research
goes into finding out how much it will cost to sell your
home.
First of all we need to find out what the competition is
and how much they are offering other agents to show the home.
Second we need to analyze what to price the home at.
Third it needs to be marketed to every possible buyer
in that price range.
I'm not sure how you found us Dan, but last year we had
over 360,000 visitors to our website. This year we will be at 420,000 if the
trend continues. Most of these visitors are responding to our outdoor
advertising, search engine optimization, print and web advertising, and of
course word of mouth. 1200-1500 people a day go to our website to search for
homes, this is how we are selling homes when others are sitting on the market,
We have an active database of over 11,000 people which are marketed to and
called on the phone. We turn this people into what we call VIP Buyers. These
buyer are pre-approved and ready to buy a home. As or right now we are
generating over 6.5 million marketing impressions per month, and we expect the
